Linbro Park
Linbro Park was named after Edward Brolin who owned a large piece of land between Modderfontein and Alexandra, parts of which he sold during the 1930’s and 1940’s when Johannesburg was rife with opportunity. Linbro Business Park, also referred to as ‘Frankenwald’, is a light industrial business park just off Marlboro Drive adjacent to Linbro Park itself renowned for larger plots and equestrian homes. Linbro Business Park was established in 1996 By RPP Developments and developed in 4 phases spanning 110 hectares. The park has attracted owner occupiers as well as investors since its inceptions and features mini unit parks as well as large distribution centres. One of reasons behind the park success is its easy access off the N3 freeway which allows occupiers easy access to Sandton, Midrand, Pretoria and the East Rand via the N1 and N3 freeways. The park is also located 2 km from the Gautrain Station and less than 10km from Sandton City. Linbro Business Park achieves higher than average rentals from R65/m² upwards because of its popularity and demand due to location and infrastructure. Users include Aramex, Suzuki, Barloworld, Bidvest, NGK and Drive Control. The success of the park has also led to the recent development of Longlake, just outside of the park which features premium grade warehousing and logistics facilities.
Industrial property rentals in Linbro Park currently range from R75/m² to R80/m² on average for existing properties.
