Spartan is one of the older industrial areas in Kempton Park, home to a variety of industrial companies and manufacturers. The area is well located with easy access to freeways and work force. Properties in the area are know to have high power capacity and craneage. Spartan is home to businesses like Multotec, Sealed Air Africa, Beyers Chocolates and Cochrane Steel.

The newer industrial part of Spartan in Kempton Park, Aeroport, is home to many well established businesses. Popular with logistics and distributions companies including UPS, Edcon, Contract Forwarding, JKJ Express and Amway. Other companies include Superb Packaging, Kwatani and even Holstein Meats, a popular local deli and restaurant. Aeroport features some sought after properties due to the fact that it is a newer industrial area with modern, practical warehousing.

Founders View

Founders View is an industrial area split into North and South respectively by Modderfontein Road. It’s one of the smaller areas on the East Rand and is quite stable with lower vacancy rates. Certain properties enjoy excellent exposure onto Modderfontein Road. Businesses include The Pool Team, Eagle Burgmann, Stanley, and Dura Paints

Occupiers enjoy easy access to Edenvale, Kempton Park, Longmeadow and the N3 freeway.

Gosforth Park

Previously home to Gosforth Park horse racing track, this area has also seen some prime growth over the last decade. The horse racing track was turned into a business park and aptly renamed Raceway Industrial Park, from there development has spread towards the old Simmer and Jack mining land, currently being developed by one of the larger listed funds.  The node is extremely well located cornering the N3 freeway and Rand Airport Road. This site sees a lot of traffic coming up from Durban and other ports. Occupiers include large distribution centres and blue chip companies the likes of Busby, Imperial Logistics, LG, Massmart and Sasol.

Jet Park

Easily accessed via the N12 and R21 and right at the foot of  OR Tambo International, Jet Park homes some large warehouses and distribution centres. A good mix of freestanding properties as well as some large industrial business parks like The Palisades, Pelican Park, Jan Smuts Park and Lakeside Park. Businesses include RAM Couiers, RTT, Sandvik, JD Group and Kintetsu Worldwide Express. 

Linbro Park

Linbro Business Park  is a sought after, well established, light industrial area in the northern suburbs of Johannesburg, it enjoys easy direct access of Marlboro Drive right near the Gautrain station and the N3 freeway off ramp. The business park has excellent security and 24 hour access control. Many properties on Galaxy Avenue have excellent exposure onto the N3 freeway. In general this area is sought after due its prime location and practical, upmarket type properties. The park features freestanding as well as mini unit type properties in business parks. Users include Suzuki, Barloworld, Bidvest, NGK, Gold Leaf Tobacco and Drive Control to name a few. New development has seen the business park extend to Longlake which is currently being developed and features ‘AAA’ grade quality warehousing and logistics facilities.

Longmeadow Business Estate.

Longmeadow Business Estate is located in the Lethabong/Modderfontein area, previously home to AECI. The area has seen extensive development over the last 15 years. Recognised as a prime, sought after, light industrial area with access control and very easily located off the N3/N1 freeways. The area boats quality ‘A’ grade facilities, many of them enjoying freeway exposure. Home to many corporates such as Kuehne Nagel, Kevro, Bongani Rainmaker, Rohlig Grindrod, Triton and Courier IT. The area is still enjoying prime development opportunities due to ongoing demand for efficient, modern logistics facilities. This industrial node is surrounded by both high density and low density residential, as well as office and retail space in teh Greenstone vicinity.


Meadowdale is a well estanlished commercial/industrial area just off the R24. The area is close to Edenvale/Bedfordview residental areas and also features a retail component with large retailers like Makro, Builders Warehouse and Hirsch’s. The industrial node comprises freehold as well as business parks and includes large users like FedEx and  Cargo Compass. Popular parks include Route 24, Roete 24 and Growthpoint Industrial Estate which boast a variety of different size facilities ranging from mini units to freestanding distribution facilities.


Also sought after due to its proximity to the airport and accessibility via the N12 and R21, Pomona has grown into a fast developing industrial area on the East Rand, A lot of larger facilities are available here and are generally suited to distribution users. Plumbago Park features some of the most upmarket facilities, these warehouses are specifically designed for maximum efficiency and feature excellent finishes from FM2 flooring to LED lighting, tilt panel motorized doors and 15m eave height for high racking needs. The popularity of this area has seen continued development by the large property funds fed by market demands even in the most difficult economies.



Tunney is a recently developed industrial located in Germiston lying almost between Elandsfontein and Meadowdale. The area is synonymous with some heavy industrial users like Komatsu and TSR located there, as well as lighter industrial and logistics businesses like the massive Value Logistics distribution centre. The area also includes a modern accessed controlled business estate called Greenhills  which homes medium and small facilities.



Elandsfontein is an old industrial area located near Jet Park and Tunney. The area is renowned for having larger factories with heavy infrastructure and high power, facilities with cranes are also often located here. Comanies include Brandhouse, Skynet Logistics and MAN.


Sebenza is an old, well established industrial area in Edenvale. The area features well priced industrial properties due to the general age of the area and its properties. The major roads are Terrace Road and Venda Road who run parallel to one another. Terrace Road allows for excellent access as it runs from Greenstone right through to Isando. Surrounding areas include Spartan, Modderfontein, Bedfordview and Edenvale CBD. Businesses located in Sebenza include Aluminium Trading, Action Plastics and Asset Auctions.



Isando , meaning ‘hammer’ in Zulu is also an old, well established area in Kempton Park. Home to large, heavy manufacturing facilities predominantly. Properties here generally have high power and cranes available. Home to industries like Willowton, Caterillar, Hellman Logistics, Pepkor and Right Side up.

Isando Ext. 3 lies on the opposite side of the R24, a much smaller area and featuring lighter industries including logistics. Home to Isando Business Park, a popular access controlled park featuring warehouse units from 700 m² to 4 500 m². Occupiers include Atrax, Spedag, Intraspeed, Dawn Wing, Simba and Kempston Truck hire.
