This demand for more modern and efficient warehousing can be attributed to increased levels of e-commerce and online shopping owing to changes in consumer behaviour during the lockdowns, as well as the decentralisation of warehousing across the world.

The Dakota Precinct development site spans 250 000 m² and will house approximately 130 000 m² of A-grade warehousing and office space built over 5 phases. The first phase measures 41 000 m² of bulk and is planned for completion during September this year. Units for Phase 1A will range from 1 100 m² to 1 700 m² for a combined size of 7 300 m².

Expected cost of the project is R1.3 billion with Nedbank Property Partners being the key funder and 35% shareholder in the project.

Rand Airport is considered a prime location with convenient access to the N17, N3 and R21 freeways. Stefano Contardo, CEO of the development firm Improvon, considers it “a gateway to Johannesburg and Tshwane from KwaZulu-Natal”. Goods can be distributed from Kwazulu Natal to the East Rand, Johannesburg, and Pretoria via this node but is not limited to logistics companies, and can also add value to manufacturers, assembly plants, and FMCG distributors alike.
