The developments have been undertaken by large as well as smaller groups including M & T who have a major investment in the area from an industrial as well as residential perspective and have contributed to substantial infrastructure. Other specialist industrial developers include Fortress and Improvon, both who have developed state of the art logistics facilities in secure parks. The area caters to small users as well as large users by way of mini units right up to large distribution centres, all of which share common modern state of the art construction design and technology. One of the first developments was Zenprop’s Longlake 19 on the K113 which is now home to Soudal, BCG and Gearrail amongst others, followed by Longlake 20 with Focus Rooms and B Braun. Longlake Edge Logistics Park is a sectional title mini unit park consisting of 25 units ranging in size from 290 to 1 000 m². Units feature modern offices, warehouse and mezzanine space in a secure park environment with access control. Only 3 units are currently vacant in the park.
Ashworth Logistics Park has achieved success with larger units ranging in size from 3 200 m² to just over 10 000 m2. All units are freestanding and enjoy their own yard areas whilst benefitting from being in a secure park. This development has attracted major blue chip tenants the likes of DSV, Parcel Ninja (Imperial) as well as Twizza. There is currently one recently completed unit ready for occupation and another large 10 000 m² unit currently being developed for the end of the year. All units boast a minimum of 9 m to the underside of the eaves and are fully sprinkled with pumps and tanks on site with generous yard areas.
Another successful development despite difficult economic time is Fortress’s Longlake Logistics Park. Phase 1 consisted of two warehouses, one of 24 000 m² and one of 12 000 m² both have been secured on long term leases by Zest and Cargo Carries respectively. Phase 2 commences now and will feature 3 logistics warehouses ranging in size from 16 000 m² to 19 000 m². Features of these units include even higher eave heights of between 12m and 15m, also fully sprinkled with pumps and tanks on site, FM2 flooring etc.
On Daventry Lane we find JT Business Park, a small mini unit park offering 7 mini units all ranging in size around 500 m². This spark has also been very well received and only half the units are still available. Two opportunities still available on Ranworth Crescent include two almost identical warehouses of 2 500 and 2 800 m each. Purchase and leasing options exist.
Besides developers there has also been a take up of owner occupiers purchasing land to develop for their own needs and there are still some land pockets available for development. Besides the industrial properties there are also many other key attractions points including residential developments including Fish Eagle View, Fountain Ridge and The Reid’s. The Modderfontein Nature Reserve has also seen some serious upgrading with Taroko Trails and now the Fourways Farmers Market. Busamed Hospital opened in 2016 and is one of the highest rated private hospitals having recently being awarded one of the 20 top hospitals in South Africa in 2018. One of the reasons behind the success of the area is its location and accessibility. Longlake is less than 4 minutes from the Marlboro Gautrain Station, 2.5 km from Linbro Business Park and the N1/N3 freeway onramp, 10 km from Sandton City, 4,5 km from Longmeadow, 13 km from Midrand and 16 km from OR Tambo International. The area is extremely well located and still has opportunities ranging from outright land purchases, leasing or purchasing of existing facilities in a range of sizes, as well as tenant driven and turnkey developments.
